Wellington’s commercial real estate debt capability focuses on transitional lending, providing senior-secured, first-mortgage financing to institutional sponsors executing value-creation strategies, including leasing, capital improvements, and operational enhancements.
What is Transitional Real Estate Lending?
Transitional real estate lending provides the capital for value-add and opportunitistic equity sponsors to execute value-enhancing business plans with a component of capital improvement, leasing, and/or operational improvement.
With experience across public and private markets, we leverage the resources and global relationships of one of the largest independently owned asset managers to support the continued development of this platform.
